Can you believe that quarter one of 2025 is drawing to a close? Recent data from the California Association of Realtors (CAR)® reveals that sales of existing homes in our state have reached a 2-year high. Closed sales jumped 12% from January to February and represented the highest number of homes sold in 28 months. The Bay Area News Group has reported that housing inventory levels have reached their highest level in two years, up 52% year-over-year across the state last month!
But… what does this mean for you? With real estate supply and demand being very local, we want to always encourage our homeowners and prospective home buyers to look at the data in their micro markets. For this month, we wanted to show the year-over-year trends in San Mateo County, and have created this chart comparing 4 key metrics in February 2024 vs. February 2025.
As you can see, inventory levels in San Mateo County remain historically low, despite state levels setting records. Also note that the days on market is nearly a week less, and that the percentage of list price received is higher than last year. These statistics would indicate that homes are moving faster and that multiple offers are still driving up prices. Bottom line: the demand for homes in San Mateo County has not stopped nor slowed!
We hope that this week’s blog provided some important data on trends in one of Silicon Valley’s most in-demand markets today, and revealed that statewide and nationwide trends can differ greatly from what we see in our own backyard!
