A new year brings new senior housing news! This week we wanted to share two projected but polar opposite trends that are being discussed in the senior living sector. Just a couple weeks ago, Senior Housing News has reported that “Not only will communities become bigger and smaller than ever, but some will redefine the high end of the market, while senior living will also become more accessible than ever for less affluent consumers.”
On the ‘big’ end of the spectrum, senior living developers are expected to take advantage of the hotel industry disruption and convert these struggling commercial projects into high-rise, urban retirement communities.
On the ‘small’ end of the spectrum, the small-home trend will also continue to evolve via affordable ‘pocket neighborhoods’ of tiny homes or modular SFRs that are easier to manage from an infection control standpoint.
On the ‘luxury’ side of the industry, thriving urban communities by providers such as Coterie, Inspir, Sunrise and Watermark are raising technology, design, hospitality and health care offerings that come with a price tag of $20,000 a month. Similarly, Hallmark Properties has announced the coming of 3 ultra-luxury residences that include a gourmet chef and personal butler in a small setting of 20 residences or less.
On the ‘affordable’ end of the market, 2Life Communities among several other providers will address the needs of the ‘forgotten middle market’ which consists of retirees who make too much to qualify for traditional low-cost housing, but not enough to pay for market-rate communities. In addition, unbundled pricing models and the option of more a la carte vs. included services may be ways to increase occupancy and decrease resident cost.
